However, a few weeks ago when rates had shown an upward trend (such as the recent variable rate increase by Permanent TSB), the number of applications has dropped drastically. The rates are still affordable now. So, take advantage of the low rates and refinance your mortgage if it is a good option for you. Of course, this is seasier said than done, with banks limiting new business.

There are various reasons why homeowners opt for refinancing. Refinancing home mortgage loans will help you to save cash, go for it as it has several benefits to offer.

  • If you want to build equity faster in your property you can refinance to decrease the term of the loan. Although you have to pay much higher every month, you will be able to pay off your mortgage earlier.
  • You can extend the loan term to make your payments affordable. But increasing the term means you are finally paying much more. However, there are many homeowners who are allured by the lower monthly payments.
  • If there is enough equity in your property, make use of it to get cash against it. This is referred to as cash-out refinancing in which the proceeds can be used for meeting various financial obligations.
  • Enjoying favorable interest rates is another factor that causes homeowners to take out refinance home mortgage loans. If you are currently making payments as per higher interest rates and you would like to enjoy lower rates, refinancing your mortgage makes sense.
  • You can change from variable-rate mortgage to fixed-rate mortgage to make your mortgage payments more manageable and predictible.
